E-Park has a lot of break-in.
Management don't care.
CCTV for show only, cannot catch thieves.
Some people rent the units and become internal thieves! Very hard to catch them.
Every week, 2-3 units will be broken into.
Thieves have master key!

Facilities is practically non-existent here.
No gym, no cafeteria, no mini-market....

Everything closed down.

Suspected the thieves are living inside E-Park.
Same case like N-Park.

The thieves rent a unit inside, then start observing all your movements, then break into your units when u r not in.

They store all their stolen goods in their unit until things cool down, then move out few months later.

Nobody can catch them!

So, if you are a resident, please observe all the tenants around u! They could be thieves!

Everyone please attend to remove the Chairman!
So many thefts and the management is sleeping.
If we do not do anything, the value of E-Park will drop.
If you want your property to appreciate like Bayswater, remove the Committee especially the non-resident Chairman!

Security must be tighten to achieve ZERO theft!
All tenants must be clearly identified and checked when moving in and out!
Unauthorised person must not be allowed into the building.

Card access system must be implemented immediately!
What's the point of having about RM600k in FD when the money is not used to provide SECURITY to the owners?

All other condos already implemented card access system! What is the management waiting for?

The owner (2A-14.07) has complaint that his/her house was burgled. the owner refused to make an official report to the authorities. In addition to that, they have also disallowed anyone to enter their unit to inspect and verify this complaint.

Based on their allegations, their money and jewelleries were stolen by the burglar. However, other valuables such as notebook or camera, which were easier to be found, were left untouched.

Due to their notice, which was alarming, I have contacted the Sungai Nibong Police Station to seek their assistance and advice. According to the officer in charge, he stated that if the owner does not make an official report, there would be no official record of break-in and they will not be able to assist in arresting the burglar. I have also related the complaint of the owner to him, and he was of the opinion that this ‘burglary incident’ seemed doubtful, as commonly burglars will take all removable valuables especially notebooks and cameras. He even suggested that this might be a set up or a false alarm.

they also claimed that no report was made was also due to their intentions of not scarring the reputation of E-Park that will lead to the plunged of price value involving all units. Nevertheless, their recent act seemed contradictory to the statement made by them.
The owner has taken matters in her own and refusing the assistance of the authority in arresting the thief. Instead, she rather let the guilty go free and put up notices that put fear in all residents..

Suggested Rules:
1)All walk-in visitors must register at the guardhouse and is to be accompanied by the owner/resident of the visiting unit into E-Park premises. Without the owner / resident’s accompaniment and verification, the visitor’s entry will be refused.
This rule applies on ALL circumstances and individuals inclusive of tuition teachers.

2)All vehicles (cars) can enter the building with the use of TNG card only. The guard will not entertain any request of opening the gate for any owners/residents without the TNG card.

3)All registered vehicles of any visitors can entered the premise with the verification of the owner / resident upon entry. Without the presence of the owner / resident, the vehicle CANNOT enter the premise even though the car plate number has been recorded in the logbook.


4)For all contractors / repair & maintenance personnel / service men, entry can be granted if accompanied by owner / resident. If the owner / resident is unable to accompany them, the owner / resident must record details such as the personnel’s company name, the personnel’s name & IC number in the logbook. A letter of confirmation must be issued as well by the owner / resident. Upon entry, the guard will ensure that all details provided by the owner/resident are of match, if not, they will not be granted to enter.

5)All motorcycles can enter the parking bay with the display of the valid E-Park sticker. Without the valid sticker, the motorcycles are to be parked outside. Upon the individual’s entrance, it is necessary that he / she prove that they are owner / resident of E-Park condominium. If not, the rules involving Walk-In Visitors will apply.

Anyone people has better ideas? Better than venting and pointing fingers, must why you all contribute.

Maybe since someone stated that E-Park is so rich,then we should appoint an independent party to be in charge of the management i.e. Robert Bench?.

Mr. John,FYI, in front of Bayswater has SNATCH THEFT CASES reported. The thief even broke into a car to steal the sound system. Social Ill is something unpreventable. If the management is sleeping, what are you contributing?...

We can't banned owners from renting their apartments. So with the card system, it won't be perfect also.

In response to the owner’s claim that the security of E-Park is not effective, we will now imposed certain rules and regulations that will tighten the security.
This will also reassure the residents that such events will not occurred unless it is beyond our jurisdiction.

Yes, I agree we should appoint independent party to be in charge of management. I remember last time under GE Tan, there was hardly any problems.

The burglaries happened due to some help from insiders. We must watch out for each other suspicious persons who are always loitering around in the compounds.

Sometimes the burglars come in to inspect the units pretending to be would-be-tenants. I noticed there are a lot of brokers who bring in a lot of people to see the units everyday.

As a general rule, committee members of the management should not be involved in brokering activities but I heard somebody in the committee is actively doing that. Because of that, outside brokers are prevented from entering the units. The internal brokers can monopolize the business.

From what I heard, the victims were very angry with the management because the CCTV footage that show the burglars were deleted. Who would not be angry? If I am the victim, I will be angry like hell too! Maybe someone inside the management is connected to the burglars?? Who knows?? Management can be hantu, too!

Also, there is a lot of foreigners renting the units here. Most of them are Middle East foreigners! We shouldn't trust them too! They could be burglars as well?!!! Who is responsible to bring in all these foreigners? How can the security check and verify the people who walk in are genuine tenants? These people cant even speak English?

There is no point in imposing a lot of new rules to control the movement of residents. The burglaries happen right under the eyes of the security guards. The security are sleeping on the job! After the incident happen, everybody claim ignorance, what's the point?

E-Park value will definitely drop after these incidents. Some people have already move away due to this. The victims are those left behind. Unless we change the management, the value of E Park will continue to drop due to bad reputation.

I heard there is a lot of corruption in the management. Everybody want to be in the committee becoz can get extra $$$$$. Simple project charge very expensive. All the not necessary things always do. Management only interested to collect fees and fine residents. Not interested to responsible for security. Hire all the cheap guards. Guards fall asleep on the job. No guards assign to patrol the compound. Excuse is "not enough money"! But enough money to do all the nonsense things. Hire the Indian clerk that is so LANSI!

Promise to tighten security but so many motobikes without sticker is parked inside everyday.

In my opinion, if there are a lot of burglaries cases, the management should put up notice and let other residents know to create awareness among them. Up until now, cases were heard verbally only, and not sure whether these are the truth or maybe rumours from those who had hidden agenda (eg. agm is just around the corner, this is the best time to kick the present committee out of the game).

10 Reasons to get rid of the current Chairman in the next AGM.

1) He is not a resident here. He is just an owner. Very hard to contact when problem happens.

2) He claim he does not carry a handphone. Purposely don't want people to contact him when there is a problem.

3) Has no charisma to lead. Everything also don't know and hoping the problems will go away by itself.

4) Too dependent on the 2 staffs. Get bullied by them easily and has no authority to direct the staff to do something.

5) He is afraid of some tenants who are "Ah Long" who rent here. Dare not take actions even when they do not follow rules.

6) His committee members are taking advantage of their position for self gain and he just close one eye. Maybe he also got share.

7) Not helpful and always trying to escape responsibility.

8) More interested in politicking than working.

9) Always ask residents to put up their own CCTV instead of tightening the security. Even can recommend a CCTV man to fix it for you. Maybe he got share too.

10) Show no regret or sympathy towards victims of theft! Not human! Not even a promise to improve security!

a few weeks ago, there were notices put up to inform other residents of thefts (not by the management).
the management people decided to tear them down immediately. some people like me has seen it.
i believe some of the victims put up those notices in every block. the notice were in English and Chinese.

the management is scared to inform people of break-ins! they are trying to hide the situation.

Dear Ex Committee,

Heard that last committee also had not done a good job. I don't know whether these rumours true or not, a committee was even found guilty swallowed a big sum of money. Since you are the ex committee maybe you can share the story with us. Maybe u will think that this has nothing to do with the ‘getting-rid’ of the present chairman, but I heard from other resident that previous chairman and some of his committee are planning to take up again positions in the committee. I think there are plenty of new resident like myself, does not want to elect wrong person to become the chairman in order not to let the history repeat itself.

Dear E-park residents,

I am very happy to see so many residents show concern for E-park, especially near AGM. I hear of talks to remove our Chairman, and I wonder who is our next Chairman. From my past experience, residents are not interested to become council members, not to mention to be the Chairman. It is a thankless job. The council members not only have to manage E-park, but they have to manage the residents’ expectation, especially on security. Some expect our security to be on par with US embassy, but some feel insulted when the guards stop their friends or love ones. The residents can put to vote how tight they want the security to be. The resident need not has to put up notice to show her concern on security and refer the council members as “they”, as if they are outsiders coming to “rule” E-park. We are always open to suggestion how best we can do for E-park. Or better still, come in as Council member to help on security matter. It is more effective that way. I don’t think any Council member, past or present, would like to see unauthorized notice put up on the official notice board. Please remember we residents have the responsibility to look after E-park, as we all are shareholders of this property, the elected council members are there to help us to manage E-park. Ask ourselves what we can do for E-park, not what E-park can do for us We need a Chairman who has the time to do free service and to make sure decision made is the collective decision of council members. The staffs must take instruction from the council members and the office clerk cannot behave like “Little Napoleon” and involved in property agent business that constitutes a “conflict of interest”. At AGM, residents have the right to remove Chairman or any council member, but make sure they vote in the right person to replace. As a responsible shareholder, you must take part in the election of council members. Those who want to be Chairman, or become Chairman again, has to remember that they want to serve E-park from their heart, not for any other personal agenda. Manage security is only part of the job. He must have technical knowledge to maintain lifts, motors, pumps, electrical switch rooms, swimming pool etc. It is not nice to accuse Council members of corruption without any proof. Projects are careful discussed at Council meeting and a few quotations are taken. Our in-house workers to save cost do many projects. We do the repainting, cement works and roof top water proofing etc ourselves, at fraction of the cost quoted by the contractors. We know our fund is limited and we are very careful in spending. To hire extra guard will cost us RM3024 per guard monthly. To hire property management will cost us lot of money, unless we are prepared to raise our maintenance fee. If you have any idea how to improve E-park, please bring it up during AGM. Wild accusation is very irresponsible and is sinful. Be constructive, not destructive. E-park needs your service. Please come in to serve as council members, and perhaps, to see whether you get the opportunity to own a penthouse too.

Dear Peter,

Apparently from the way you write, your house has never been broken into before. Mine has. Mine was broken into last year. You will never imagine the trouble we have to go through. All the valuables went missing. All my work were messed up. All our important documents have to be replaced. I have to change my whole door (wood and metal). It took us more than one month to settle all these things.

Since you have never experience this, can you please leave your house number here so that I can hire somebody to break into your unit and see how you feel!

The recent victims are apparently more angry than me by posting warnings all over the building. I believe they did it with good intentions to warn others while the management tried to hide the incidents. I did read the posting and I don't see any reason why they should not be allowed to do that. They did not scribble on the wall or something like that. They put up proper notices.

But I do agree with some postings here that the Chairman should be a resident here. Or else how can he feel the importance of security for the residents? If the Chairman lives in another place, he couldn't be bothered about what's happening to the residents here.

And since the Chairman is not a resident, I can conclude that his unit is rented out to some tenants, too. That may be the reason why control of tenants moving in and out are not tight at all. The Chairman is an interested party when it comes to control of tenants.

Most of the condo are already fitted with the card control system to control access to the units. I do not understand why E-Park still do not have this system. Isn't this more effective than putting CCTV all over the place when the guards are sleeping on the job?

If the card system is implemented, outsiders will have no access to the units even if they can get into the compound. This will be money well-spent instead of occasionally painting the wall to beautify the place. Now that the AGM is around the corner, we can see Block C is being painted hurriedly. Which is more urgent? Security or beauty?

As for dealing with the staffs of the Management Office, it is quite clear they are not working for the residents. Residents are the ones paying their salaries through the management fees but these staffs act like they are the boss. If you deal with them frequently, you will be notice that the residents are always ask to wait while they finish their paper work first.

A lot of victims of the break-in suffered in silence. So, Mr. Peter, if your house has not been broken in, please don't try to insult those victims. Remember they are VICTIMS and not your enemies. We, as neighbours must try to help each other and not accusing others of having a hidden agenda. The victims are angry because the management couldn't care less. I felt the same way too when my unit were broken in last year.

Our common enemies are the thieves and not the victims. We must prevent the theives from targeting our units. We must feel safe to live here.

This AGM is a good venue to voice out these concerns. I just hope that it would turn out to be a fighting match between the residents and the committee.

Security and safety are very important to all the residents in any apartment complex. We have heard a lot about thefts in E Park. Management seems to be closing their eyes on this.

However, there is another more important aspect which the management must never hide. It involves our lifes!

Not many people know that a lift in Block B flew up to the sky one day. Something went wrong and the lift just flew up. Luckily there was no one inside. If there is somebody inside, the person would have died from the impact!

After this incident, some neighbours of mine no longer trust the lifts. They resorted to walking up and down the stairs even though it is more than 10 floors down and up.

To the management, please do not hide bad news. We, residents must be make known what is happening in our blocks. I, personally wouldn't have known of this incident if not because of my neihgbour who walk up and down the stairs everyday. I have enquired why they walk up and down when the lift is working and then they tell me the horrible story.

Don't wait until somebody die before we take action. At present, we only have thefts. What happen when one day the thieves become robbers and start harming lives? We still choose to keep quiet?

To Gal-to-Women : have to view the unit before comment. Reno could be pretty costly, easily up to 100k... if the unit without reno is 250-270k, 360k for a fully and newly reno unit is consider good deal. But beware of those so called "Reno", some could be pretty old instead... ;p

i dunno y u ppl still interested in e park. i went to see BL garden...so nice...cheap and have a lot of facilities...nice gym too...e-park got nothing la. simple gym also dont have. ever since the new mgmt take over, they just busy about lifts. everybody trying to find kangtao with new lift supplier. after that failed, nobody interested to work anymore.

I am a resident in E Park. E Park is not safe. There's a lunatic walking around in the compound everyday. I saw him few times walking around in the carpark, checking on cars. Walking up the units checking on doors. I did a check with the security and confirm he is not a guard. Neither is he a management committee. Be careful of this lunatic.He could be a resident because he can gain access easily.

Why resident must pay RM100 to register to use gym?
Why must pay additional RM10 monthly to use the gym?
Isn't all the facilities already covered in the maintenance fees?

Don't be surprised next time any resident want to use the swimming pool also must pay!

Almost everynight there are strangers from outside come for badmintons, sometime come in group of 10 person and smoke around after the badminton session finished. this happend on every tuesday night. I support the proposal that all condo facilities are meant for condo residents only, and not for outsiders! The objective of the management council is not to make money! The objective is to ensure all the facilities are maintained properly and the residents' fees are all paid up on time. All these outsiders coming in on the pretext of renting the facilities is causing a security problem to the residents!

The question whether the management committee is allowed to do business should be brought up in the AGM. All residents must agree before the Committee can start doing business of renting out facilities such as badminton court, squash court, tennis court, gym, swimming pool, car-park. By the way, renting out car-parks is illegal no matter how the committee put it.

And talking about the management fees collected by the committee must be identified for what purpose. U cannot keep on collecting and do nothing except to put in the bank. All fees must be allocated to be used whether it is for current use or future use. The fees are not meant to be a saving. What's the point of having so much saving when the conditions of the apartment is so poor that the market value can hardly rise for the past 10 years!

Very bad for residents and speculators!

The Committee members have personal agenda and benefits by promoting rental to these foreigners.

There are now MORE foreigners in this apartment than local people.

Anyway, i sometimes also don't quit agree with the policy they come out, but still think that's not too much n not a big deal. Personally, i would think our condition is comparatively better

Btw, in case you're not aware, you actually can offer yourself to join the committee regular meeting and monitor the activities or even audit the account, provided you're are valid resident. Pls help us to find out the proof if you have any, since you are so concern...

I totally agree with Raymund. E-Park is no longer a good place for locals. I don't mind Malaysians of any race living here but the Africans and Middle Eastern people are a different kettle of fish altogether.

They couldn't even care about the safety of the residents here. They drove their cars like racing cars in the carpark. There are a lot of families with small children here. One day, these foreigners will bang of these children! That time it will be too late for us to complain.

Who is the one bringing so many foreigners here? Ask yourself!

There is no point to join the committee. I heard the committee is not free to do anything. There's a hidden hand controlling the main members. He is not even in the committee but he has the final say in everything. And he walks around and decide everything as if he own the whole building.
