Another big project targeting high income (mostly not local) and neglecting low and medium income ppl (mostly local). Really sad to see this.

If this situation persisted, eventually all Penangites will have to move to mainland and all the expats and super rich ppl will leave in Penang Island.

Don't worry lah. We can still build much more homes on the island, probably 3 to 4 times more than what we already have right now.

Just build taller buildings, and smaller units with nicer facilities. And who knows, smaller apartments might be the preferred homes for the new generation (that's already happening in lots of developed european countries).

Furthermore, mainland is not such a bad place to stay afterall. With the 2nd link soon to be completed, and the 3rd one coming, it will be just like Kowloon and Hong Kong Island..:)..cheers!

Dear DD,

What's wrong with rich people buying expensive stuff? Should they feel guilty for buying things within their means and affordability? Should they feel guilty for being rich?

Will poor people feel sad for not being able to afford expensive stuff? Should the poor blame the rich for their current predicament?

Shouldn't be an issue for the rich to buy expensive condo as long developers build enough affordable houses for the poor and not so rich.

Condomana, nothing wrong and no problem with rich buying bigger nicer houses. Making Penang a beautiful, pretigious place. Just feel sad for those who cannot afford a decent house in Penang anymore.

Dear DD

I think the housing issue will be resolved when the high property gain tax is eventually implemented by the government, the rich & affordable will buy the expensive houses/condo and will not touch the cheaper house, therefore the poor will be able to buy the decent house. With the high RPGT, no one will buy to make money in the short term and therefore enough houses for every category of the people to buy. The market will reflect mostly the genuine buyer for own use and not those who make money out of the less fortunate.

No need to feel sad for them lah. A decent house is not judged by the size. A lot of times adults talk about their preference of owning a landed house so that there will be at least a compound for the kids to play in etc. But if you go asking kids about their preference, 9 out of 10 will tell you they like condos coz of the pool & playground.:)

People are just obsessed with things that they cannot afford but take the things they already have for granted and never cherish them.

The happiest people in Malaysia are neither the richest nor those who own the biggest houses. Take a trip to the smaller towns with your kids this school holidays. Let yourself out of this little box in Penang.

What I can say is most of those Penang house hunters are unrealistic, they want to pay peanuts to get diamond.

Who says you can't afford to buy cheap apartment in Penang ?
Take a tour to Ayer Itam, paya terubong, balik pulau, bayan baru etc or Lebuh Maccalum (tonnes of it .. selling at below 100k for 700-800 sq ft) Even at Pulau Tikus, Tanjong Tokong, Tanjung Bungah, you can get cheap apartment/flat at below 100k or even 50k ! (yes, I am talking about those low medium cost flats)

So what ? Cannot live there ? Why don't you go and ask our Malay, Indian friends ? They have been staying there for ages without even a single complaint !

Chinese people are very spoilt, want good apartment, facilities, location.. yet complain it is too expensive ...

To sum it all :- If you want to live in good apartment, you have to EARN it yourself ! (crack your head, work harder, to EARN it)
Otherwise, be content to live in low and medium cost flats ! This is just a realistic planet !

No disrespect to other race, in fact I know a lot of rich Malays staying in Gelugor etc.
My intention is to blast those ever-complaning Chinese (yes my own race) for not able to buy a good condo, whereas other races are very content & happy with what they have, that's all !

evrage pricing for private properties in these countries are as follows: -

Singapore - USD 1000psf
Taiwan - USD 3000 psf
South Korea - USD 5000 psf
Australia - USD 800 psf
London - Pounds sterling 700 psf

KL - RM 1200 psf (city centre); RM 800 psf (urban)
Penang - Seaside Condo (RM 700 - 900 psf); Other area (RM 500 psf)

Conclusion - Malaysia is still very very cheap! well, we are complaining about wages here is lower than other countries above. It's true but, in today's globalised economy, foreigners will invest in Malaysia as the upsides are very very high.

Penang speculators are getting much crazy these day....last time they preferred landed no flat, now they prefer freehold not leasehold but when freehold sold out leasehold also can..when free or leasthold became limited they say gravehold also nevermind..Sorry for these comments anyway so glad to see this project launch..the land had been eyesore at this popular upper Penang road.
